Convenience of location As I had a front room over a weekend, the noise from the pubs in Grassmarket was a bit much.
Staff were lovely. Looking a bit tired. Desk in room had big scratch on it. Also, on a previous stay breakfast was on the top floor which was lovely. This time we were in the lower part of the ground floor restaurant. The continental breakfast choice was quite poor considering the price. The toast was merely warmed up bread and coffee wasn't particularly hot. My elderly parents in their 80s, who were also staying, were unable to shower as they couldn't get in or out of the very steep sided bath.

the bathroom was really dark with only lights over the wash basin. a large water stain on the ceiling was not very attractive!
It has a great location, with lovely views of the castle and lots of food and bars nearby.
At arrival we were met in the parking lot by a very friendly man tha helped us with our luggage. The staff at the receptiondesk was very nice. The room was exellent. In the bathroom we were delighted to see a rubber duckling on top of the towels across the bath! It's the little things that count!

Absolutely everything. I had always wanted to stay at the hotel and t lived up to all of my expectations The only thing I would change would have been to have a bigger bed in our room. Kingsize just wasn't big enough!!

The friendly and welcoming attitude of the staff, in particular the concierge. The have maintained the standard of the hotel since changing to a Hilton. It was well located for walking to Murrayfield for rugby.
The room was quiet and had a lovely view of Edinburgh. The staff were very helpful and the standard of cleanliness excellent. The leisure facilities were of a high standard also. The price of breakfast seemed high even for the standard of hotel.

Good reception we arrived early room ready and all very efficient similarly check out very efficient Breakfast, we were put in a cold room, toast took an age to produce , one poor machine and when we left the queue was 25 yards long to get in for breakfast
nothing It is a very old Hotel .It needs to be renovated urgently .The toilet flush is broken , noisy AC , non hot water avaliablility ( it was for a limited time but not expected from a five star Hotel ) . The staff talk without looking at your face with an unfriendly manner . The pool is again too old and need to be renewed so that the price paid to the Hotel is too much in comparison what you get .

Excellent hotel & facilities. Modern, spacious interior. Complementary wifi, pool, + gym. Very helpful staff. Spa and breakfast are typically not included, but upgrade is possible for 90 GBP per day for 2 people. This includes access to the club lounge, the spa, unlimited drinks and snacks from 5:30-7:30pm, and breakfast in the lounge in the morning. If you wanted a greater selection for the breakfast, you could pay 5 GBP more per person for the breakfast at the One Square restaurant downstairs which includes a quite large selection of hot options and a large continental breakfast. All in all, the food and drinks were amazing. The spa was great - there is a heated hydropool and then multiple types of rooms around it: hammam, rock sauna, aromatherapy room, biosauna, etc. The location is a little further from the city center than I initially anticipated, but it wasn't a huge problem. It was about a 15-20 minute walk to the Edinburgh Castle and 20-30 if walking at a brisk pace to George St, Princes St, etc. where all the shops are. There isn't much to do around the hotel itself, particularly at night - it seems like a business neighborhood + convention center next door.

The room was excellent. The staff were vert welcoming. Although we arrived at 12pm and our checkin wasnt till 3pm they still allowed us into our room. We enjoyed everything about it.
Our room was totally amazing and thoroughly enjoyed the view too. I found the website mislead me to believe the spa included the Infinity pool/spa, only to find out this was an extra £30 p/p on top, which I found totally disappointing!

The location of the hotel is fantastic. Everything one needs to see in Edinburgh is within walking distance. Our room was spacious and towards the back of the building, so there was no noise coming from Grassmarket at all although we stayed there for the weekend.
We love the beds and the huge wide screen TV! It was a little far from Waverley station, had to climb up and down a hill to get to the hotel!

They had parking, toiletries were good the fridge was only a cooler and it would have been nice to have a proper cold fridge. Breakfast quite expensive.

Booked valentine dinner online, yet when we went down for dinner 1 hour before dinner was supposed to be finished we were told that we were not allowed in. The guy in the resturant was very unhelpful talking over everything I said to him.

Also got breakfast in cafe just down the road for £4.95. This would put be off coming back. Maybe go to premier inn next door.

Very nice room. Good sized bathroom. Excellent breakfast. As compared to most other hotels, the hot breakfast is part of the standard buffet. The dinner experience was not great. We tried Italian, Indian and Thai cuisine. Only the Thai cuisine was good.

I booked the hotel as part of a birthday gift for my friend and was worried that it may not be up to her expectations, given the cost. However, I was pleasantly surprised at how plush and spacious the hotel/room was. The shower was awkward to work and the water pressure was far too powerful. My friend refused to use it the next morning as she thought it would "take her skin off".

I liked the large window in our room that overlooked Edinburgh castle, it looked beautiful especially with the snow that fell that weekend. I'm pretty sure that this room was an upgrade, although this wasn't mentioned at check in. In the little sofa area we could not get any of the lights to turn on.
I liked the vicinity to the rest of the city. There seems to be an active nightlife very nearby.

Very modern design. The bed was extremely comfortable. The staff extremely friendly. The LCD tv with freeview was an added bonus. There was work going on in the hall just outside the room so there was a lot of banging, though not at unreasonable hours. I had to ask for an ice bucket & there was no way of re-filling it.

the staff were really lovely and very accommodating. When I had a problem with the room (see below) they moved us into a beautiful room (room 4?) and bought me a huge bouquet of beautful long stemmed white roses our first room (room 7?) was directly above the kitchen and through the aircon/ventilation, the room filled with smoke and the smell of a fry up the second evening. when we turned this off to reduce the smoke/smell, the room got extremely cold. we changed rooms (we had no problems in the second room) and the staff were really lovely but this experience was offputting

Funky decor, lovely room and great atmosphere in the hotel bar etc. Really easy location for Princes St, The Castle and The Grassmarket. Didn'd like the bathroom in our suite. It was disabled friendly which us great but had the atmosphere of a public toilet and ridiculously small sink.
We stayed in the Junior Suite for two nights. It was very spacious, the bed was comfortable and decor new and stylish. There was a view of the castle from one of the windows. Complimentary internet was fast, and the extras were a nice touch - such as the complimentary muffins, hot chocolate, and biscuits. The restaurant was great - went the first night and was surprised that we were the only diners in the entire restaurant! Very suprising given the quality of the meal - we decided to eat there again the second night and it was another fantastic meal. After the meal you can head downstairs to the bar and have some great cocktails, very nice. Unlike other reviewers I thought breakfast was good, although not a huge choice. Highly recommended. The shower/bath combo wasn't great - would expect a separate bath in a junior suite and a nice large shower. The shower screen leaked large amounts of water onto the floor. Only minor complaints, which did not detract from the overall quality of the place, and great service from the Aussie lady at reception.

It is the personal touch which make a hotel room into something a little more, and there were several things which show the level of thought which had gone into making a stay at the Rutland special and made us sure we will return again. I( can think of nothing negative to say and that is amazing !!
The decor and location of the hotel is second to none. We booked a junior suite but for the wrong day! The double room was still very nice.
The Rutland is a beautiful hotel, recently refurbished in May 08, the attention to detail is superb! Everything has been thought of down right down to providing little post it notes and a notebook and free bottles of water by the bed - great for the New Year hangover! The decor was amazing - whoever did the interiors is a genius! The jacuzzi bath was a nice surprise!

newly renovated with modern decor. Extremely well equipped with washer/dryer, dishwasher, did player, etc. Clothes detergent provided. Location is excellent with tons of shopping and restaurants nearby. Bed was small for a 1 bedroom apartment.
Great location: close to the sights and restaurants. Quick walk from the train station. Room smelled like cigarettes and no air conditioning.
We had a problem and had to leave early. Please be aware that the young lady on reception on Sunday am was excellent.

the rooms were elegant, well designed, functional and comfortable. also on the back of the hotel v quiet. the staff were very helpful. I would definitely come back to the Hudson. Pop music in the bar at breakfast time and when I said that I was leaving because of it, nobody offer to turn it down or off. I did not eat breakfast and therefore did not spend 10 pounds in the hotel.

We liked our room, the bed was comfortable and the room temperature was perfect. The service at reception was excellent, with very friendly staff. the location is perfect for a city break in Edinburgh and overall was worth the money. There was a cleaning problem at the hotel which meant unfortunately a terrible stench was very evident outside the gents toilet in the reception area, which you had to pass to get to the ladies. The hotel did apologise. Also, someone else was able to charge drinks at the bar to our room. We were given the bill on departure, but the member of staff on reception was quick to accept that it had not been us and tore up the bill. They had not obtained a signature for the bar bill. We had paid for all our extras - food and drinks - in cash at the time of purchase. Hotels must get signatures for all extras to avoid this sort of problem. Despite the comfort of the bedroom, the room was a little dark.
Location was close to castle and High Street. Good pub next door. Room was over a pub. Not a place to get some rest. The pub closes after midnight, but patrons do not leave streets for hours. room and bed were small.
The room was clean, pity about the rest of the hotel which could really do with a makeover.Tea and coffee making facilities were present which you often dont get in more expensive hotels! I was lucky to be on the 3rd floor away from the main square, which can be noisy. Make sure you look for this when booking. Its a convenient location but dont expect too much for your money.I was staying for one night and it was fine. I did have to wrestle with the heating though. Persevere and it will come on!!
Excellent location. Very close to all the attractions. Surrounded by great restaurants and bars. Very rundown hotel. More like a hostel. Wallpaper peeling from hall and stairways. Dirty carpets on stairs.

other decent pubs nearby front of hotel eg;doors" disgusting" badly needs painting. biddy mulligans bar next door ok during the day food grand but beware if your over 20! bar is more disco bar than irish and by 8 o clock packed and no hope of seating.few decent ones on the street if you must stay here.
The fun, funky vibe and central location were what attracted me to this hotel initially. However, there is a pub on the ground floor and our room was on the first floor directly over the bar where live music was played well into the night. When I requested a room change, they were fully booked but said I could change rooms the following day. Unfortunately, we weren't informed of the room change procedure and the room promised to us on the second night was given to someone else. Very disappointing. The hotel staff should be better trained to fully inform guests of room change policy. Also, guests should be warned at check-in that their room is over a pub that plays live music on Friday nights and offer them ear plugs in advance before they realize they can't sleep. The management did offer a gesture of compensation but really, had I been informed and been offered ear plugs on arrival, I would have actually enjoyed my stay. Other comments on the room: the sheets were clean and the bathroom also seemed clean but there were tons of dirty marks on the walls and dirty windowsills, which is not nice to see at hotel at this price point.

The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!

My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews. Don't book here if you need a lot of room, stuffy luxury or old-fashioned amenities. We couldn't figure out the TV, but who needs that anyway!
it was near the royal mile overpriced for what was given, less than helpfull reception staff, en-suite in room was very cramped indeed
