Pros: The location is great and the room was really quiet, as requested.
Cons: Lack of attention to detail. The central light in the room had 3 bulbs, but only 2 working. The central light in the bathroom had 3 bulbs but only 1 working. The shower panel didn't fit properly so water went all over the floor. This claims to be a hotel charging hotel prices and there isn't even a breakfast room.
9.7 Excellent
Pros: Great location for sightseeing. Convenient parking a plus! Room was simple but clean. Excellent value.
9.0 Excellent
Pros: Very typical old fashioned English hotel High ceilings, bathroom size of a football pitch, bath to lie down on, very attentive kind and pleasant staff, very basic but for me superb

Generally run down, uncared for, scruffy and unwelcoming. yuk!!!

Pros: This was my second visit. (I thought it represented excellent value the first time!) Attentive service and a very good choice at breakfast. Friendly staff and clean comfortable room. Plenty of parking space.

Pros: Lovely hotel & I had forgotten how pretty Sedlescombe is. Staff very pleasant & helpful. Spacious comfortable bedroom. Ample parking. Excellent breakfast.
8.0 Excellent
Pros: Very comfy bed, and excellant choice when it came to breakfast
5.7 Okay
Pros: The staff were exceptional, while the facilities were a little dated and the food was very repetitive. It just felt there was an underlying policy of saving costs whenever you can, toilettes no changed until the last drop has been consumed, hallways cold and temperature control secured behind Perspex tamper panel, avocado on toast was a light dusting of avocado and the English breakfast was minimal.
Cons: More attention to detail would have greatly improved the experience.

7.0 Good
Pros: The breakfast was excellent. The room was rather small for any party greater than 1, but was comfortable.
Cons: The woodwork of the low doorway between the bedroom and the bathroom was a hazard to anyone of even modest height. I didn't duck enough twice and sustained a cut to my head as a result. Not good! No mirror to use whilst wet-shaving.

Pros: Easy to find and plenty of parking, food was good and staff very polite and helpful
Cons: Rooms where in a different building to the restaurant so had to walk in the dark some distance for evening meal. 9.2 Excellent
Pros: Friendly welcome and great breakfast
8.3 Excellent
Pros: The food was exceptional, the staff were friendly and welcoming
Cons: We enjoyed our stay our room was over the kitchen which was a little noisey but it didnt stop us enjoying ourselves. As a dog friendly hotel I wonder if White is a good colour for bedlinen?
7.0 Good
Pros: It was very cosy, especially the pub, that's the reason I've chosen this place, plus in the middle of nowhere. The whole building and interior very antique and old. Room very clean with beautiful bath
Cons: There was no constant hot water running so getting a hot bath didn't happen witch was a big disappointment. Also asked to reserve the table for us for a dinner, which was forgotten. Then the lady gave me to choose from two tables and I really liked one of them, the people was just leaving so had to wait for it to be cleared, 2min later I come back and sit down and the lady telling me she gave this table to someone else...at the end we stayed where we were
10.0 Excellent
Pros: Setting was ideal for exploring the surrounding & slightly further a fields areas. Fantastic to come back to a local pub atmosphere, with a quirky twist of old & new. The rooms were light , bright & decorated wonderfully. Comfy beds & modern bathrooms/shower rooms. The staff were helpful, friendly & enthusiastic. The food was faultless we ate in the evening & breakfast both experiences a joy. Tom the manager was an amazing host & a top manager, overseeing every aspect & the smooth running of the establishment. Highly recommend & would definitely encourage a visit.
6.3 Good
Pros: Rustic, country pub. Presence of an Automated External Defibrillator on the external pub wall, at the front.
Cons: Exterior and interior level of decor, a bit tired. No wardrobe in the double bedroom and the room a little on the small side. No menu at breakfast, Full English, or else. Glass jars of bran flakes and muesli, no other cereals, fresh fruit and yoghurts. Only orange juice, not apple juice or tomato juice. NO TOAST. The waitress checked with the chef for us and another couple, but the chef said "No, no toast" Unbelievable! There was a small incident with another 85 year-old dinner guest the night before, who lost his footing and fell down the outside of the pub's front entrance steps. As first aiders, my wife and I helped him and stayed with him until the non-emergency ambulance turned up two hours later. During this time, the pub manager could not be raised and the staff who were very busy could not (didn't know how to?) help the elderly casualty. Good job we were there. On the plus side for the pub, our room rate and our dinner bill were reduced in compensation for the evening spent looking after one of their guests, on their behalf. Nevertheless, compared to say The Bell at Ticehurst, where we had stayed in the night before, this booking's experience was not in the same league and for value for money, at it's standard rate, it was overpriced.
8.0 Excellent
Pros: Very comfortable. Under floor heating was a bonus in the bathroom.
Cons: Some areas of the room were damp looking and dusty. But the bed was clean.
9.0 Excellent
Pros: It was a terrific little hotel. Lovely rooms. Very helpful guy looked after us. Dinner was really good with an interesting menu. Loved the bar area and the roaring fires.
Cons: Breakfast was fine and well cooked but there were some omissions. I asked for marmalade or jam and was told there was none. One of my team was vegetarian and the only breakfast he could have was a regular full English with sausage and bacon removed. They weren't replaced by anything.

10.0 Excellent
Pros: Location, size and appearance of the rooms. The hosts; Keith, Wendy and Daniella especially were great. Thank you.
Cons: Not a problem for us but there are lots of stairs for those with reduced mobility.
8.0 Excellent
Pros: It was in a great location. The staff were very helpful and friendly.
5.0 Okay
Pros: It is a lovely building, kept well. Great location on the seafront, especially as we were there for the White Rock Theatre which was 4 mins walk along the seafront. We would have had a fantastic view of the seafront if it wasn't for Storm Jorge hitting the coast at that moment (we were 65 stairs up !!). It is also close to a lot of restaurants and cafes etc. so we had a great Indian a few doors along from the hotel. Also great to have a fridge in the room.
Cons: The room was a lot smaller than it appeared in the photos. There was a couple of feet between the walls and the bed on either side. The bed itself was one of the most uncomfortable I've ever slept on - like a bit of padded hardboard balancing on springs. Did not sleep very well at all. The listed building status means that the windows are not modern : the sound of the storm was quite evident all through the night, and there was a little pool of water on the windowsill the next morning.

Pros: The amiable owner John was a real character, the room was clean, tastefully furnished and decorated, everything you needed was present in the room, it was comfortable and a home away from home.
Cons: The many flights of stairs up to the top floor but the stunning sea view made it all worthwhile.

Cons: Water pressure poor in the shower, took ages to warm up also. Had to send meal back as steak over cooked but rest of the food was great. Swimming pool is unused and left to go green, a little run down.
8.0 Excellent
Pros: Food was excellent. Best we have had for years.
Cons: Room was very comfortable, but the bathroom needed some updating. I had to request the use of another bathroom, as lever for shower/taps had broken off. They were very accommodating and sorted us out. Discount was given on our stay. Was a result, we will definitely return. We only stayed one night.
