10.0 Excellent
Pros: Had lots of fun. Good experience
Cons: The outrageous resort fee
8.3 Excellent
Pros: It is perfect t for families with kids. Many activities.
Cons: They charge for me every service for instance some of the sun beds. Too many people
8.0 Excellent
Cons: The walk to get to out room at the big resort was sooooo far and the ttainnjust took entirely to long to wait for it. We waited for 15 minutes for it 1 time only and it didn't come till 2 minutes after we started walking with ALL of our luggage to leave. The train should come every 5-7 minutes. Figure that out . Also, the gym at the big resort was like being in jail. No windows in Hawaii???? Totally unexceptional.
4.0 Okay
Pros: Nice room, proximity to beach.
Cons: The hidden $33-39 daily parking fees were my biggest gripe, but also, the terrible food options at this hotel were insanely overpriced -which they get away with because guests are trapped there with no other options. I won't be back.
2.0 Mediocre
Pros: Multiple issues with our stay, complaining did no good to resolve our issues.
8.0 Excellent
Pros: First, the facilities were very big, like tram, swimming pool, they were really great. It was a great experience to see turtle in swimming pool or beach.
Cons: I made a reservation and checked in, but I was worried that I was charged a lot because it was checked in differently from the reservation. I was sorry that I could not check exactly how much it was due to credit card, exchange fee, etc.
9.0 Excellent
Pros: Wide variety of things to do at the hotel (shopping, pool with good slide, dolphins, golf course, conference center). Staff was friendly. Housekeeping did a great job. Family friendly.
Cons: Since it is so big, it takes a while to get from your room to other parts of the property. Food was pricey and average. Parking was expensive for being so far away too.
7.0 Good
Pros: The hotel has a text message service that can be used instead of connecting with the front desk- Kipsu. The staff at the various coffee shops, grills, pubs cabana rentals and train drivers were excellent hotel representatives.
Cons: The front desk was unresponsive stilted and condescending. The big Island breakfast is way over priced and slow service. Breakfast at the Marriott next door was better.3 of 7 day stay our bathroom counters were dirty and not cleaned. This changed when the house keeping staff changed. Asked for a room above bottom floor assigned a room a bottom floor with an open lanai where people walked through. Made the room request due to a previous sexual assault in a bottom floor hotel room years ago.
8.0 Excellent
Pros: I liked riding the train to different parts of the resort and watching the dolphins. I liked the variety of restaurant choices. The landscaping was beautiful.
Cons: We were not interested in attending a timeshare presentation, and it seemed like we were almost ignored. We were on our own and not much information was shared with us regarding different options available. More guidance at checkin would be helpful.
10.0 Excellent
Cons: Facility is not appropriate for anyone with disabilities such as canes, walkers. Monorail did not work for most of trip and distances to rooms from lobby is great. Need more external access points from main road to various buildings.
9.0 Excellent
Pros: Relaxing at the beautiful pools..
Cons: Bed was uncomfortable n pillows wasn't cutting it.. Toilet was leaking water on to the floor. Didn't think breakfast was worth $40
10.0 Excellent
Pros: Expensive but worth it. Had a pool and a little lagoon with ocean water for swimming. The beaches near the resort were pretty rocky so it was nice to have a sheltered lagoon and pool area.
Cons: I felt like there were "hidden expenses" such as charging for wi-fi on a daily basis. It was not explained if the wifi was for the room or per device or what, so I had to turn on my cell phone data to use the internet. I ended up exceeding my data plan so still basically paid extra for the internet. Its 2020 Hilton, get your sh*t upgraded. $30 per day parking fee if you have a rental car, and that is in the cheap lot!

5.0 Okay
Pros: The location of the breakfast was nice: outdoors near the pools. But the quality of the food was mediocre.
Cons: We stayed at a few other places on the island that were beautifully designed and where we were greeted with great warmth. This was a corporate environment with a cold feeling. The pool for our building did not have any visible staff and the pool was not cared for with towels, etc. The main pools were beautiful and the real selling point. Otherwise I would not recommend it. The staff were trained to try to sell the guests with other trips.
10.0 Excellent
Cons: Yes,I'm disabled, and the lack of accessibility to a good restaurant is ridiculous. We couldn't enjoy a $150. Dinner because of how far the walk was. Why do report restaurants close at 9?? Really?
10.0 Excellent
Pros: I loved the daily activities for kids.
Cons: I wish there was a lifeguard.
5.0 Okay
Cons: No baby swim aids allowed in bigger kids pool only in small shallow baby pool. It is really inconvenient if we want to get in a swim with our babies to be only restricted to sand pool! The Hilton allows float aids so we went there instead
7.0 Good
Pros: Spacious condo.
Cons: The front desk staff was very unfriendly. I reserved 4 condos through booking.com and the property only had 3 condos for me upon check in. They did not help me to secure a 4th condo, and made me sit there and wait for 4 hours. They kept blaming booking.com and told me to leave and walk away until I figured out how to book another room on the Hilton website on my phone. Even booking.com's customer service could not help me. After a long ordeal with a very uncaring front desk manager, I felt disrespected and humiliated. I would never stay here again. There are other properties with better customer service.
7.0 Good
Pros: Room was roomy with a beautiful view of the mountains. Pool staff were friendly and one of the operators were also.
Cons: We had one operator that needs a refresher course in manners. I called to ask if they had something available and instead of apologizing for not having it, I got a firm NO! And then when I asked if another dept could assist, again another NO! When I texted my greeter, it was the same girl and her reply was a little snide and when I responded to her saying she could have been nicer, I got no reply. No apology - no response at all. I would’ve expected more for the amount of money we spent to stay there. We’ve always had great experiences there and will continue to go.. Hopefully won’t have to deal with “Pua” again. She was efficient but she needs to remember the tourism industry is about hospitality and customer service.
8.0 Excellent
Pros: The room was really great! Great kitchen and a lot of great spaces around the property to have a bbq. Also really loved the free shuttle buses that ran every 15 mins. Allowed us to go to the other hotels, shops, beach without having to hire a car. Also had great live music and happy hour every night at the bar!
Cons: A little bit far out and only one restaurant at the hotel. But was nice to explore on the shuttle bus.
9.6 Excellent
Pros: The room was beautiful. It had plenty of outlets for electronics including a flat wireless charger which was much appreciated. It was clean and comfortable. The bathrooms were spectacular. I used the nice tub several times. Everyone was friendly and pleasant. The view was great! Liked seeing the goats on the fairway. The pools were fabulous. Lots of options for adults and kids and whether you wanted to be part of the action or just wanted some quiet. Really enjoyed it. The registration staff helped us coordinate our move to another property up the street for our second week here. We were grateful for their help.
Cons: The breakfast buffet was so so. And ended pretty early. We couldn’t get a second cup of coffee minutes before closing at 10 am. For some of us coming from long distances it takes a while to get acclimated. An extra hour for breakfast would have been appreciated.
9.7 Excellent
Pros: Room was very comfortable and well-equipped. Nice appliances, good water pressure in the shower.
Cons: Wished the lanai was bigger, the hope was the lanai would stretch the entire width of the unit instead of just the living room section.
8.0 Excellent
Pros: Great pools for the family!
Cons: Cleaning was inconsistent, not enough towels given. Would need to call for more even though the same amount of people were staying in the room and they took all the towels.
9.7 Excellent
Pros: Pools are fantastic. Staff are super friendly and very attentive.
Cons: Can’t think of anything!
10.0 Excellent
Pros: Our stay was fantastic! The staff so friendly and our room was so clean and comfortable. We enjoyed the breakfast and ordered evening pizza and it was so delicious. Our vacation truly was a vacation! Mahalo nui loa!!! We will come back again. :)
Cons: None. The bed was so comfortable, hot water, clean rooms, water bottle (thank you). Just fantastic!!! Mahalo :)

4.6 Okay
Cons: Poor value for money - exorbitant resort fee and overpriced mediocre food Staff are not particularly friendly or competent Rooms in need of renovation
8.0 Excellent
Pros: was way to expensive eat off site how do you justfy 40 dollars a person breakfast for 2 would total at 100.00
Cons: lack of signs say were to go hard to find things
8.0 Excellent
Pros: Good location. The room was nice, with a very comfortable bed. The lagoon was convenient and enjoyable to swim in.
Cons: My room was the last room in the Ocean Tower next to the construction and was very noisy. I traveled alone and was there for a conference so I didn't request to switch rooms, which I would have done if I had my family with me. There were many choices for meals but I had my best meals off property at the King's & Queen's markets. I was disappointed there wasn't an ocean beach on their property. Had a 25 minute walk to a sandy beach.
7.0 Good
Pros: Bathroom needs to be renovated
Cons: Room & bathroom needs to be renovated
5.8 Okay
Pros: Facilities are great for families; rooms are too noisy for couples. Tile flooring on walkways to rooms generate lots of noise because of dips in tile for grouting. People/workers on different floors can be heard. Sliding glass door is not windproof; whistling heard in room. Soundproofing would help a lot.
Cons: See previous response.
10.0 Excellent
Pros: Beautiful, well kept grounds. Great pools. Everyone who works here is friendly and helpful.
4.0 Okay
Pros: Nice view off the balcony.
Cons: The rooms are old and have a bad smell. You have to carry your bags or take a tram (which you will wait for) over half mile. It took us well over an hour to check in. We were told they would be renovating but for the money we paid, the room was terrible.
8.0 Excellent
Pros: The staff was great! very. friendly and courteous :)
Cons: Water in all the pools was way too cold :(
7.0 Good
Pros: Lovely lagoon
Cons: Need more staff. Long wait times.
7.4 Good
Pros: Very nice rooms, the place is huge and took over 10 minutes to walk to the room, but they have a tram that cuts that in half. It was very family oriented with beautiful grounds and pools and a cool lagoon and a few nice restaurants.
Cons: We were woken up our first morning to the sound of jack hammers and construction. They are still working on the east end of the building. They did move us to a room away from the construction that was quiet. It is also very large commercial with an almost Disney land feel.
3.8 Mediocre
Pros: The view was beautiful
Cons: Everything else

10.0 Excellent
Pros: It was beautiful and affordable for my family and I! We had an employee named Clinton who checked us in and he was so friendly and professional! They even had complimentary juice! We’re from the island and it’s hard to find employees who work in customer service relations so for him to be so humble and caring was a shock and appreciated! The space and rooms were comfy and clean! The lanai was spacious! Pool was enjoyed all day long by the kids! Location very close to shopping center!
Cons: My only complaint is we couldn’t stay longer!

Featured amenities include a safe deposit box at the front desk and an elevator. Free self parking is available onsite.
5.4 Okay
Pros: Great location! Close to shops, restaurants and less than a mile walk to "A" Beach.
Cons: Room in disrepair. Stained shower curtain, cracked and chipped tile, broken granite, needed painting and the list goes on! Old appliances are very noisy and fridge rattles waking you up at night. Kitchen table was gross with glass cover that couldn't be lifted to clean cheerios out from under it...yuck! Huge AC unit on Lanai that ran even if you turned off the room AC so must be for other units as well. Couldn't eat meals out there because you couldn't hear each other talk while loud AC unit was running :( Ceiling fans need to be oiled. They squealed with each rotation. No basic supplies in kitchen like salt and pepper? Really? Management staff were indifferent to our parking issues as none was assigned for unit D31. We had to drive in circles several nights in a row for 1+ hours to find visitor parking. We finally called management company each day to let us know which parking spots were available for that night. We requested a late check out, however even with no one having booked the room for the next few nights, they gave us until 12:00 (check out is 11:00) We had an amazing time in Hawaii, however the accommodation was very disappointing. Total cost for 14 nights was >3500.00....a little steep for this quality of a condo.
9.2 Excellent
Pros: Fantastic facilities and space. Perfect for the family. Onsite pool, gym and bbq area were great. Nice short walk to Kings trail and shops / restaurants.
Cons: High chair for the kids and new chairs on the lanai would be great (current ones were in bad condition)
4.6 Okay
Cons: All of the seating was broke down, the sofa bed was broken, the dishes in the cupboards was dirty, not enough linens wash rags, showers were filthy with others hair still in them!! Beds need to be replaced with decent mattresses, would like a discount refund for our stay!
5.0 Okay
Cons: The security deposit be returned quicker
6.0 Good
Pros: good location and proximety to consumer necessity (food, beverage), good beach. Central location on the kona-kohala coast for sightseeing.
Cons: Staff not helpful with tips and advice! The room had very worn out furniture, carpet that is stained, dirty. The garbage disposer has a warning sign not to put anything in it, just minimal plate scraping or else it'll clog! No trash collection in 10d
3.0 Mediocre
Pros: The grounds and landscaping was excellent, along with the pool area.
Cons: The room was dilapidated and unkempt. There were marks along nearly every wall, the blinds barely worked, the majority of the space was severely outdated. We will not stay in Outrigger again.
8.0 Excellent
Pros: Location could not be better. Close to beaches, shopping, restaurants. Accommodations were spot on and had everything we needed for our comfort during our stay.
Cons: It is a non smoking property so cigar enthusiasts beware.
9.6 Excellent
Pros: very comfortable, well equipment, cool furnitures. Lanai was nice with watching golfers. BBQ was good. close to shops, close to beautiful beach, wonderful access to all around the island.
Cons: If it was a little cheaper. TV doesn't work.
9.0 Excellent
Pros: Nice pool and BBQ, free parking, right beside petrogylphs, lovely place, spacious, beach chairs and boogieboards
Cons: no tennis
9.2 Excellent
Pros: Location and open space
Cons: Beds could be better quality & the kitchen should be stocked with some basics like salt & pepper
8.8 Excellent
Pros: I love the deco and provision of the different necessaries such as dish detergent, laundry powder, pots & pans, hand held vacuum machine, surf boards, beach towels, additional towels and many more. The villa is also very near to King's shop and Queen's market for us to do our shoppings. The service provider was also very accommodative as they provided us with the ground floor unit that we requested.
Cons: The house wasn't clean enough as we spotted two small roaches on the first day of our stay. However, the remaining days of our stay were fine. The TV was a little difficult to switch on as it responded slowly. It works fine after we figured out how to do it.
9.2 Excellent
Pros: Everything about it
Cons: Operation of the TV s was tough

3.0 Mediocre
Pros: Not much
Cons: The accommodations should be viewed as Youth Hostel. We really were staying with owners with only as we only had a Japanese Screen separating us from their living quarters. Also there really is no privacy. Floors squeak and it was possible to hear a conversation from other rooms.
4.0 Okay
Pros: It was clean
Cons: Upstairs room are good downstairs are very very noisy from the upstairs people Very slap together home towels we tread torn!
7.4 Good
Pros: The price and the location worked perfectly for my trip.
Cons: Lack of privacy. The sliding glass door in my room had sheer window coverings. The door entered the backyard and a shared public patio. They could also use a microwave or a toaster oven for use by the guests. Lastly, it would be nice if this was a non-smoking residence. The room was fine, but common areas reeked of cigarette smoke.
10.0 Excellent
Pros: The bed was comfy and big. The view from the patio was great. Not far to the shops. Shared kitchen had all that you could need.
4.0 Okay
Pros: Good location not far from the Waikoloa resort and beach area. Friendly staff. Lots of space. Some view of the ocean, albeit from a significant distance. Reasonable price.
Cons: Very dated and tattered. Sparse facilities and supplied. Noise from other rooms.

Pros: The room is clean and cozy, the owner is very sweet. We were left alone and the place is very quiet.
Cons: The walls arebvery thin,so you felt the need to whisper.
9.0 Excellent

Pros: Purpose built resort, very exclusive but this apartment made it affordable for us. Sunset views from the spacious balcony were stunning Loved the ice cream shop in Queensgate and beaches nearby were fabulous. Hapuna for swimming and some snorkelling but best spot was two step.
10.0 Excellent
Pros: Quiet, private, lots of space and lovely furnishings
Cons: Enjoyed everything.
10.0 Excellent
Pros: Great layout of condo!
Cons: Better shampoos/toiletries
8.0 Excellent
Cons: Offsite key pick up which closes early in the evening so had to make many phone calls to get inside the condo. Beds are not very comfortable especially the sofabed.
8.0 Excellent
Pros: we loved the size of the rental. It was spacious and beautiful
Cons: The bed was not the most comfortable. I did not like how far it was from the ocean. The surrounding area is a bit pricey as far as restaurants go. There are plenty of "cheap eats" but all the restaurants are expensive.
8.0 Excellent
Pros: This was my third Ashton property. The outside is maintained beautifully. The laundry service responded immediately to my request. The Lanai was lovely and we enjoyed the pool and hot tub. This condo wasn't quite as maintained as the other properties I have stayed at but it was nice and we enjoyed our time here. The property was quiet and central to activities.
Cons: I really only met one office staff member once at check-in. The office is located off site and was inconvenient and the check-in long. Office stated they would pick up the room check list the next morning and it took 3 phone calls and and email and almost 48 hours before it was picked up. The dish washer had something bad in the bottom and was reported when discovered. There were bugs, but this is the tropics. The bathtub has a large step up and down which could be difficult. I almost fell.

Pros: Exclellent stay.
Cons: There were some dishes inside the washing machine that were not clean.
10.0 Excellent
Cons: The tile floors in the kitchen/stairs and living area were all the same - dangerous for someone with a visual impairment - you might consider changing the stairs , it all looks like one level from a distance
5.0 Okay
Pros: I liked the location. The condo itself was a good size. The pool was nice and the grounds are nicely maintained. It is quiet.
Cons: There was not enough parking. We had just one car each for two condos, and we had to drive in circles to find a place to park. There should be at least one spot reserved for each condo--perhaps a second for an additional fee. Residents should be discouraged from parking in the non-reserved spots. It was very annoying. I was disappointed in the amenities. I wanted to play tennis, but when I went to the office, they said they didn't have rackets for rent. The condo was poorly appointed. I spent a fortune on Kona Coffee only to have it ruined by the cheap, 1980s Procter-Silex coffee maker. All the dishes and kitchenware looked like they came from a garage sale. And there was not so much as salt and pepper in the kitchen. The management will leave you one spare roll of TP. So, if you're there for a week or so, you may need to call in for additional supplies. This is so unnecessary--it seemed really chintzy. That said, if you need something, the staff is friendly and will bring it to you fairly quickly. Our condo didn't have any pool towels, and they were delivered within an hour. If you want to relax and watch a little television on your vacation, don't expect a flatscreen HD TV. You want a robe? Bring one from home. With tax, service charge, and cleaning fee, we spent $425 per night per condo. For the price, I expected more.
10.0 Excellent
Pros: Awesome amenities, almost everything we needed was already included in our stay! There was even a rice cooker, which is essential for us. Beach gear was included in the unit, and was highly appreciated. The pools were spectacular, even though we spent most of our time at the beaches. Location was great, gated community was a big plus! The staff was the best! They were helpful with all our questions and requests. Very friendly, very professional.
Cons: Limited nearby parking. It's first come, first served. Most of the stalls were reserved. Cleanliness of the unit could have been better. There were a few noticeable cobwebs, and bathroom fixtures could have been more polished. Upstairs TV was dated. Wish BBQ's were closer to the units.
8.3 Excellent
Pros: It’s very comfortable, a real home away from home. Very secure, with a gated entrance. The pool was amazing!
Cons: Some appliances are quite dated, but all still functioning so can’t really complain. Even though the property has a garage, there was no access to it which was disappointing, as you had to find a parking spot. Some times the parking spots that were available were quite far away from the townhouse.
8.3 Excellent
Pros: Loved the layout of the villa. Loved its location. Loved that it came with so many extras!! (Games, videos, beach supplies...). Loved having laundry facilities in our villa!
Cons: Small ants in the upstairs bathroom. Small scorpion in downstairs bathroom!

Mahalo :)

7.5 Good

When you stay at Fairway Villas Waikoloa by Outrigger in Waikoloa, you'll be next to a golf course, just steps from Kings Shops and 15 minutes by foot from Waikoloa Beach Golf Course.
