Offer decaf coffee, gluten and dairy free items. Don't skimp on a 'free' breakfast. Have parking for guests - even if you are sending them to a city garage, have it coordinated so the guest feels their car is taken care of. A huge bonus if there is a hotel van/shuttle to take you to your event and pick you up. 3. If the price is right, the thing that matters most is hotel safety and cleanliness and a good bed and bedding.
