Cons: We stayed there for a week and we didn't like: - Noisy, music everywhere, very loud, not smooth nor relaxing - noisy guests that staff did not stop, in my case, people came to the lounge with their own speakers - noisy rooms, better get out early, before 9 am or housekeepers will let you know you are lazy - fees for everything, it's ok to pay for additionals, but resort fee is not worth it (and it's a hidden cost), valet excessive, fees for receiving packages is expensive. I would recommend to bundle better tariffs and consider flat fees or caped fees for those who stay several days. After the second day, we ended trying to avoid every reason to stay in the hotel during the day. In particular, we avoided the pool, only one time tried to spend the morning there but could not resist the music of the hotel and the personal music of some guests.

Beach chairs were included in the resort fee, which was nice, but the fee didn't include a beach umbrella with the chairs...the umbrella was an extra $25 for the day (and we absolutely needed the umbrella because it was so hot outside).

Cons: The only bad thing about this hotel is that there are sooo many families (mostly from Europe) here, that the pool becomes way too crowded. As a couple in their 20s, we had to avoid the pool, and stay in the ocean.

Pros: Brilliant location and hotel. We found all staff very kind, friendly and accommodating and felt very at ease from the moment we arrived. The pool area was quiet and a much needed escape from the craziness of Miami. The room was clean, the bed extremely comfy and the bathroom great. Would highly recommend.
Cons: The breakfast was described as continental and was an unusual mix. Simply as a suggestion, it would be nice if basic pastries were provided in addition.

Pros: We had first class friendly service from all hotel staff. The breakfast included was really delicious. Our room was so great even had a record player we put on Latin music to start our vacation. Great to use the Raleigh Hotel pool across the street on the beach. I will come back. We parked our car at the Lincoln Mall parking garage for 1/2 the valet cost. Loved my stay.

Cons: Front desk service was very poor, I was kept waiting at time of my check-out while the front desk manager( never acknowledging my presence) was talking to a couple at great length about the best restaurants in town and other possible points of interest, all the while the concierge sitting at her desk directly behind us had nothing to do, finally after about ten minutes another front desk manager came out to assist me. I also did not like the $19 " hotel fee" for pool towels I did not ask for or use! When I politely asked to have the charge removed I was gruffly told "No". All the above left a bad taste in my mouth as I departed on what otherwise was an overall positive experience.

Then they said they didn't have any other rooms to move is to. When I started freaking out, they found us a new room that was much better. Everything else was amazing! Great spa! The staff was amazing and I was very impress with their ability to provide the service they possibly could. I worked for the Ritz Carlton Hotel and they we’re just as capable of provoking the same service. There was a few discrepancies with the billing but hopefully they will go over the payments and do the right thing?

Cons: The check in [front desk] staff was not the friendliest. The staff person told me that my reservations were made by HotelBeds and that the room preference was not guaranteed when reservations were made through 3rd party sites. I asked to speak with a manager and was told that the person was on a short break. The manager never spoke to me, however I was given the double room per the reservation.

Pros: The Hotel Victor is located right in the middle of fun Biking, Bikinis, boozing and dancing till dawn but and what a big butt South Beach has, bring your money, valet $40 a night drinks there magic number is $20 a drink and 20% added to everything courtesy of the people that don't know how to tip... So bad service is the norm because they get paid ether way. But no were on Earth will see the eclectic mix of people just wanting to have a good time, then in South Beach

Or go to have a soak in the Roman tub until you turn it on and it spits nasty bits of the last people that used it out FAIL Or the Ac vents are so plugged that it took 2 maintenance people 2 days to get it right FAIL. And the worst part is they have your money because you used a new service and paid up front wont do that again FAIL FAIL FAIL. Spent $1000 dollars in 2 day on room and did not get to enjoy it Priceless NOT!!!

Pros: The first night was a disaster. At about 5:45 p.m. I called down to report a loud fan/ motor annoying noise. They said they would send someone up. We left about 20 minutes later for a dinner reservation.When we came back later that evening it was late nothing had changed. we were to tied to do anything so we tried to go to bed. Sleep did not come for either of us easily and we were up a good part of the night. The next day I complained and the girl offered us a $50.00 credit and would move us down from the top floor in the same proximity. the noise was probably from the motors on the roof. Looking out after agreeing I saw all the fans from the building next door so I called back and said it was not acceptable. I was turned over to the Rooms manager (Emily) who was excellent we were moved closer to the front of the building, no noise good sleep a Ritz Carlton experience. First day terrible second day great. Not sure how to evaluate Sid Barish

Cons: THE only downside of This hotel is that the rooms have a smell of mold/ mildew. You can tell the hotel is an old building that got a facelift and somewhere they left off the fix mold part. I opened windows daily to air it out so it was Manageable. Just definitely be aware of this.

Pros: The hotel is in a great location! It’s a good value for the money and nice to have it be quieter/smaller than the other south beach hotel options. Definitely a far more relaxing stay that some of my other trips down to Miami.
Cons: The staff was super warm, welcoming, and kind. The hotel recently opened and you could tell so a bit by the organization. My lunch took an hour and a half to come one day after having the wrong order delivered twice. My room wasn’t made up another day after requesting it to be cleaned several hours earlier. Overall, it was a very pleasant experience and these seem to just hiccups of a new opening.

Pros: It was ok. Rooms were a lot smaller than they seemed in the photos. Basically our room was a studio apartment. Service was a little slow, often room service wouldn't get to our room until right before dinner, but service in South Beach is slow everywhere. Really the biggest issue was the noise. Next door there is what looks from the outside to be a club and doesn't seem that loud, but the bass and music from it carries into the building and is really really really loud. I sleep like a rock and couldn't get to bed until last call two of our four nights. Maybe it's just a South Beach thing and is unavoidable, but this hotel is alot of money to not be able to sleep soundly through the night. You really can't beat the location though, and the roof pool was also great.

Cons: Was charged for two luxury beach chairs when we had two local friends join us for about and hour at the beach. The hotel could pay more attention to the cleanliness of the pools and common areas. Small details matter and considering the size of the hotel it would not be difficult to keep spotless.

Pros: The only thing I liked about this hotel was the location. It's across the street from the beach. On Kayak this looks like a beautiful luxury hotel, but quickly upon arriving you realize it only looks like that from a distance and they have an amazing photographer for their site photos.
Cons: Kayak was great but Breakwater is a sleezy lemon. Upon our arrival at 1 am Saturday we were tired and eager to get to our room. The receptionist strongly persuaded us to upgrade to a much more expensive room for $180 + tax so it would be quiet. He then proceeded to charge my card but forgot the tax so asked me to give him my credit card again so he could charge the sales tax. He also informed us upon arrival there is a $22/day resort fee but this was not stated anywhere on Kayak. Also as we were dealing with check in another guest came up to the desk and asked for ear plugs because the club music outside the hotel was too loud. And YES it was VERY LOUD. We were in a room that was pretty quiet for what it was but on Sunday night, by boyfriend WHO IS A DJ wasn't even able to fall asleep until 4 am because it was so loud! The room itself had a nice view but it had a lot of issues from lazy upkeep. The bed sheets had stains on them, the bench at the foot of the bed had weird sticky dirt marks from removed tape stains, the bathroom tub was worn down cracked and stained (didn't use it unfortunately because it looked so gross), and the shower floor was cracked. Using the TV was also a mess. The remote didn't work and no channel guide. We tried multiple times to dial the front desk from the hotel phone to have these addressed but the line would disconnect every time we hit the front desk or 0 button. Not sure if they don't want to hear from you, the line is inundated with calls, or something was wrong with the phone. The staff has not been trained to be friendly and welcoming to their guests. They view us as a bother and just want a fast interaction so they can quickly move on to the next opportunity to make money. The waiters/waitresses at the front of the hotel in the morning were more concerned with snagging passersby (as every other restaurant on that street) for business than greeting their current guests eating breakfast. I said good morning to a few of them and received very cold and snobby responses. They didn't make eye contact with me and didn't offer any interaction. So rude! One day I was using a computer in the lobby and a manager was severely scolding a server right there in the lobby for doing something that wasn't appropriate. She was very nasty and mean to him, and the one way scolding went on for literally 10 minutes. It was so unpleasant and uncomfortable to witness that as a guest. The employees should have a private area they use for this kind of thing, not out in the public lobby! This hotel is appropriate for frat boys/college aged kids that want to party hard, trash rooms, and recover on the beach afterwards without making much effort in getting there. We were paying over $300/night for this room and it's evident the Breakwater heavily relies on their location to make visitors happy and turn over business quickly, but does not put in any other effort. Definitely won't be staying here again. :(

Pros: The lobby and pool area are great. Friendly staff. I stayed in a women's quad and a woman's 8 bunk dorm. Both very clean and orderly. Could use some minor upgrades for the seating. Since it's so humid in Florida I would suggest mildew,resistant chairs. The ones they have now trap moisture and smell a little. This hostel is located directly across the street from the bus stop, beach and boardwalk which is an easy bike ride or walk down famous Collins Ave (hotel district). The hostel rents bikes - the first 2 hours are FREE). The free daily breakfast is excellent. Fresh fruit, pastries, assortment teas, cereal and oatmeal. More than enough to fill your belly and take some for the road. There is a restaurant on site but I didn't eat there. If your budget is tight and you need a decent friendly hostel near to everything (especially if you are on foot), stay here.
Cons: The bathrooms in the women's quad need UPGRADING! They have old-fashioned tubs that catch grime and the drains look gross. The toilets and sinks are older. I also stayed in an 8-bed room and the bathrooms were much nicer. The lines at the front desk can be long since there are typically only 2 staff, BUT they are friendly so don't argue!

Pros: We were fortunate enough to have a pool/ocean view room with a balcony. The view was gorgeous, especially in the mornings as the sun moved up. The room was small but well laid out so that it didn't feel small at all. The bathroom was well designed and appointed as was the closet. The staff was extremely friendly and although the service was somewhat continental.. we were on holiday and didn't mind things taking a bit more time. The facility has beach access behind the pool so, you're never far from the water and sand. We are actually from Miami and were looking to get a change of venue for Thanksgiving and this was ideal.

Cons: The hotel signage is terrible for a place that makes that much money and is located on south beach. Why is that an issue here? There are multiple buildings with no parking anywhere around them and surrounded by a difficult two-lane road. The building that has the more obvious sign (shown in the picture) isn't even the building you check in at, or will likely stay. When I called trying to get assistance, the woman on the phone had a one inch fuse before I could hear her try to pass me off to somebody. She thought she was muffling the phone well enough but I could hear her telling the gentleman there how stupid I must be. They kept insisting there was a man outside, which there was nobody anywhere and she kept giving me terrible directions leading me in circles around there building as I tried to avoid letting the cars line up behind me. Finally, a gentleman I could only assume was the one she was speaking to came out and frankly spoke to me like I must be an idiot, pointing at the building aggressively yelling "Do you not see that black and white sign we are telling you about? Just use your eyes and look. This is the riviera!" in a tone that suggested I'm a child who has been crying in the back seat of his car for an hour. I didn't even feel up to letting him know they don't know left from right and he was pointing at the complete opposite of where they were guiding me on the phone. It then turned out my only option for parking was to pay $40 a night for valet. Only other option is a nearby garage for $35 a night. That is the ONLY parking option if you are driving; so budget for it. There is also a $20 hotel fee added as well. I thought the hotel fee was... Well, the rate. I had never been so frustrated by a hotel before actually even getting checked in. When expressing my discontent to the gentleman checking me in, he said he would give me a better room, which meant a room with more space and an obstacle course to the phone I needed to get to so I could ask why he though that I (checking in alone on a business trip) needed to trade the one king size bed I reserved for two smaller beds. They finally put me in the room I reserved and the bed was great besides my pillows smelling like wet towels. Let me tell you, the views of the destroyed and dilapidated buildings that just about every window comes with were great. They give you two iPod radios that have first generation plugs, so don't expect to listen to music on them. The tv had no hdmi plug to let you supplement their terrible basic cable package. Half the channels on their directory didn't work. But the fridge was stocked with overprice booze. I felt like I wasted my money and could have paid half as much for twice the experience almost anywhere else. Are there worse places? Obviously. But I would never recommend this hotel to anybody. If I was on vacation and not business, my trip would have been ruined by how short they fell of how decent they look online.

Pros: My wife and I booked this hotel through Kayak's partner Getaroom in late October. The South Beach hotels were generally booked for New Years Eve, so we were happy to have a confirmed reservation. When we arrived at the hotel in New Years Eve, we were told by the front desk staff member that it reservation didn't exist. We looked up or confirmation and confirmed that we had prepaid via credit card. The hotel staff did they could not honor our reservation as they had no rooms available and they take no responsibility for mistakes made by third party booking agencies. They recommended we try elsewhere, so my wife called other hotels and I ran around trying to find a room. We called Getaroom three times and we put in endless hold each time as they struggled with the same problem. They finally found the glitch which turned out to be a misspelling of our last name as "Wppd" instead of "Wood." No apology from the hotel or Getaroom for two hours of frantic searching for another hotel. The hotel itself was nice but lacking in staffing and amenities. Cleanliness was OK. The pool and hot tub were overrun by kids and postadolecents. Location was amazing and we were able to walk to New Years Eve celebrations in South Beach.

Pros: Super clean, very modern rooms that were beautiful, bathroom was great, unexpected balcony (not large enough to do anything but stand on but still very nice), pool amenities, help down on the beach, extremely nice staff around the pool deck/beach area. Everything was great. Super nice hotel I couldn't see the point in spending any more to go somewhere else.
Cons: We stayed for two nights (March 18-19). Prior to the stay, a few days before arrival, I had tried calling the hotel front desk just to confirm the reservation and make sure everything was set and wasn't able to get someone to answer. The phone rang out and went to a weird voicemail that certainly wasn't representative of a hotel in this price range.. I went online to go to their site to find out that the James group had sold this hotel the previous Monday to Starwood Hotels. I couldn't find the new site since Google was still pulling James Royal Palm, and that it was still in business. Long story short, I called a Starwoods reservation line and they were able to confirm the reservation, and I told them about the advertised phone number and she said she would reach out to a team to fix that issue. Obviously just a transitional thing, but, for people staying it was a bit concerning. Other than that the only thing that keeps this hotel from 5 stars right now, and perhaps Starwood will fix that, is that when you call the front desk you don't get an answer. Not only with the previously mentioned issue, but calling from inside the room no one would pick up after 10+ rings. 5 star hotels to me would certainly answer the front desk call from people staying.

Pros: The location was great. Beach access with towels and chairs provided by hotel. Easy walking to restaurants and shops. I liked the clean, simple, modern style of the room and bathroom. Staff was friendly and helpful. Pool was nice and really comfortable. There was a separate pool on the second level that seemed to suit families, so there were fewer kids at the main pool area. This hotel did not feel like a cheesy dance club...it was more classy and cozy. Good for couples or those wanting a relaxing vacay. However, night clubs were close by so you can have the best of both worlds.
Cons: Food was pretty good, but I feel like it was overpriced. The room was really expensive too, but I was there during a busy travel season/weekend. Like many south beach hotels, pool seating was limited.

Pros: Nothing really! My experience in the hotel years back was always a pleasure and absolutely amazing. Returning a few years after to this chaos and nightmare of a hotel, I was extremely shocked and disappointed! My friends and family always came to the royal palm once a year and booked between 5-8 rooms at a time. OCEANFRONT ROOMS!!! But the experience this time has horrified us all and we will most like not be booking the royal palm again! The hotel manager was very helpful to the point he did as much as he could to help us but he was not at fault to be blamed for the way this hotel has been “ run down” “ not taken care of” “ lack of control guest noise”. Toilet seats are cracked and bubbled, shower head looks like it hasn’t been cleaned in years, mirrors have rust/marks on them which makes it look like an old hotel room, sticky balcony floor I had to clean myself, room smelling like weed marijuana upon entering, random people peeing outside the front door of the hotel. This vacation at the palm has been horrible and with all these problems we will not be returning.

Pros: I am a former Miami citizen and so I am picky and savvy. The Royal Palm is simply beautiful. The furniture, flooring, light fixtures, landscaping, are well designed and maintained. My room was clean, chic, had an amazing view. Bathroom was modern and lovely. Bed and sheets were comfortable. Your stay includes beach chairs and towels and service (cocktails and food) at your chair. I felt like a queen and was treated exceptionally well by the staff at the beach. I accidentally left my grandmother's ring in my room after checkout and the bellhop mobilized the housekeeping staff to look for and find it. I am so grateful! And whoever is running this place is doing all the important things right. I am a frequent traveler and will DEFINITELY be returning to the Royal Palm Resort. Oh, and you can't beat the location...
Cons: I requested a late checkout, as I was unsure when I would be done with my meetings, and the gentleman at the front desk smirked and laughed at my request, which I did not appreciate. I do not fault the Royal Palm for this I still feel, despite this individual, I had an amazing experience and I will definitely return.

Pros: Their elevators to the rooms require your room card before you can push the floor number. They don't work very well and you end up spending 5 minutes placing your key in and out of the slot. Once it took 3 different guest cards before it would work. When you have your hands full of stuff and you just want to relax this is awful. Then they hit you with resort fees at the end. Upon check in they ask for a card and tell you the money they take out is for "incidentals." It also includes the resort fee. You won't get all the money back, even though they tell you you will. The lady at the desk offered to take my fee off as a courtesy for the inconveniences I had, she didn't really do it and still charged me the full price despite having a receipt claiming they were taken off

Cons: Our room was not clean and was in complete shambles when they sent us up there at check-in. (Imagine walking into a room that looks like a rock band had just partied there. We were speechless.) The Bellhop did not give us a claim tag for our luggage we dropped off so we had to go identify it in the storage room and the bellhop had the nerve to ask for a tip after. There was a significant amount of blood on the walls between the doors of our room and the room next door (how can you miss that? who is looking over this place??)

Pros: We got a great rate which made a stay here possible. the property was very pretty and well kept but they seemed chronically understaffed. Pool/beach baskets were a nice treat and the location is ideal. You get a welcome drink, a pair of loungers and wifi with your resort fee.
Cons: They lost our reservation so it took a little extra time at check in, but they did upgrade our room slightly. Our room was inconsistently cleaned/restocked and the lack of staff caused longer than expected wait times throughout the property. The pool was also frequently 'full' with no loungers available.

Pros: All staff members I came into contact with were exceptional! The pool and beach attendants were like no other (so friendly and eager to help)! The room was nice and clean. The hotels proximity to the beach was why I chose this hotel.
Cons: During my three day stay, I saw police at the hotel on two different occasions. Just not something you really want to see while your on vacation trying to relax. I know this is obviously something the hotel couldn't control. Too many items are stocked in the refrigerator inside the hotel room. There were so many items, that I could hardly fit anything that I had purchased inside of it.

Pros: Aside from everything being over-priced, it's situated in a very convenient location that's a few blocks down from all the shops and restaurants, plus the rooms were extremely comfortable! Everything was nice and CLEAN, staff was friendly, and the hotel is a couple steps away from the beach. Will definitely choose this place again!

They tried to downgrade us on the first night (the room was already paid for), and also offered us to sleep at an other hotel on the first night because our room was not available. Not accessible. Pros: Really enjoyed my stay here. The ocean facing room was beautiful and comfortable with a nice clean modern design aesthetic that was very minimal and lent itself to the great view and balcony. The staff throughout was all smiles and everyone seemed to be enjoying themselves just fine. A great location just above south beach to keep you close to the night life and local color but far enough away to be comfortable. I had such a good stay that I booked a second night. Also good internet speeds which was crucial since I was on business and uploading lots of files.

Cons: Housekeeping staff took my iPhone 6 charger and took the bottles of alcohol that I bought and placed in the fridge. They also took my razors. Also noticed that while they are on the floors cleaning they keep all of the doors open even if they have other people's property in them which makes it really easy for someone else to go in to your room and take your stuff.

Pros: Great service everywwhere -- restaurant, bar, beach. Felt very welcomed. The towel service company is superb.
Cons: Understand it's a small room but there were two of us, very strange to have only one wine glass, and one tumbler in the bathroom, while there were two bathrobes. one of the bathrobes literally had caked on boogers on it, very digusting. we displayed it for housekeeping to see and they didn't even replace it. not did they replace the dirty towels they took away. The one wine glass had left over liquid in it from we don't know when. we put them on the room service tray hoping house keeping would get the hint but they simply put it back on our desk. cleaniness in the room was no star. Do not like the fact that Hyde Beach club does not serve the regular cocktail menu at night. the cocktails rocked, and i really didn't want to pay $15 at night for a very watered down vodka soda when the awesome cocktails are $18 during the day.

Cons: Customer service needs to improve radically, for such an expensive hotel, they're lacking of guest assistant. Just stayed for one day and encountered that the guest services speaks way to fast and they give you too many directions. Couldn't make it to the pool through the side pool because it was close even for the guests. Things that they didn't told us. The waitress at the bar acted null. Called the valet 30 minutes before I went downstairs to have my car ready and waited 25 minutes more do some dumb excuses from the valet guy, then when I claimed he started to argue with me. My fiance spent in total $500 for one night and it was a HORRIBLE experience. Never coming back.

Finally when they fixed the mistake, the staff was no more friendly or helpful, and made me wait almost two hours to get me a room. To be fair they sent a bottle of wine to my room (nice gesture but no glasses or opener!

Cons: Experienced an absolutely terrifying check-in experience by a Ms. Yomaira, causing us to cut our stay and leave after one night. Were treated with disrespect and subpar to the expected service to be provided by comparable hotels of the same class. However, in my experience with the Beverley Hills SLS Hotel, the above review of not a reflection of the staff as a whole of these hotels.

Pros: Everything about the place is ascetically pleasing, staff is super nice, people are cool and laid back, I brought my three small children there and everyone treated them like they were the cool kids on the block haha. They had a ball, and we felt comfortable, being young parents it's hard to find somewhere to go that's a good balance for our type of family.

I stayed for a week to regenerate, as I am a busy doctor. Food tried too hard, and it was tough to get something basic.
